The fourth room4rent location has been realised at the HOCH 33 building in the up-and-coming MONTE LAA district, which is currently under development. The around 100-metre tall high-rise residential building in Vienna's 10th district presents 441 residential units over 33 storeys. Besides 341 rental flats owned by ERSTE Immobilien KAG, the building is also home to 100 room4rent Serviced Apartments.
Both sections are accessed through separate entrances on the ground floor. The ground-level entrance area is where reception with room4rent's concierge is located and is also the place from where the fitness and wellness facilities - one of the offered room4rent services - can be accessed. The Serviced Apartments are sized between 29 and 66 square metres (and predominantly possess individual outdoor spaces, such as balconies and loggias) and therefore represent the perfect temporary home for private and business travellers. room4rent also offers car-parking facilities at this location in the building's own underground car park.
The surrounding areas are characterised by art, culture and education.
The ‘Böhmische Prater’, for instance, is very close. By the end of the 19th century, the area was dominated by restaurants and bars as well as fairground entertainers and was the most important place for recreation for the residents of the Favoriten and Simmering districts. But it had been reduced to rubble and ashes by 1945. A renaissance of the once so magical location was, however commenced in the 1970s through a combination of tradition and modernity and the Böhmische Prater has today become a permanent fixture for pleasure-seekers. The nearby Löwygrube recreational area is another popular destination for excursions and relaxation. You can take a dip in the cool wet at the Laaerbergbad, which is located directly on the southern slopes of the Laaerberg, in the summer months or you can pamper your body, mind and soul in the nearby Therme Wien.
The Anker Brotfabrik, a former bread factory, in Absberggasse is another cultural highlight to be found close to the HOCH 33 building. A colourful programme of art, culture and culinary delights is to be had just a few minutes' walk away.
The nearby campus for the Vienna University of Applied Sciences with bachelor's and master's courses, master's workshops and academic seminars offers a comprehensive range of university and further education courses. And then there's the FK Austria Wien's football academy and the Generali-Arena for training that soccer fans will be really pleased to know are located in the direct vicinity.
Location
Laaer-Berg-Straße 47A benefits from excellent road and public-transport links (U1 Altes Landgut / Troststraße and the 68A and 68 buses). The Favoriten traffic circle – also called ‘Altes Landgut’ – is the second-largest roundabout in Vienna (after the Praterstern). As one of the most important traffic hubs in the city, it connects to the south-east route in both directions, to Favoritenstraße and Grenzackerstraße and Ludwig-von Höhnel-Gasse as well as into the Weldengasse, which runs parallel to the Favoritenstraße on its west.
